Can I as a foreigner own a condominium in Thailand?

Yes you can. As a foreigner you are allowed to own a condominium in your own name. The only restriction is that foreigners cannot own more than 49% of the available selling in the building.

Can a foreigner legally own land in Thailand?

As a foreigner you may not own land in your own name, but you may own 49% in a Thai Limited company, in which you’ll be the sole director. Meaning that the foreign director is the only person who can commit or bind the company in any contractual dealing. In this way a foreign minority share holder controls the company and it’s assets.

What is the laws regarding land lease?

A foreigner can in some cases obtain a 30 year lease, however they are limited to 30 years and the viability of renewal is yet to be tested.

What are the measurements that are used in Thailand?

1 Rai = 4 Ngan or 1600 Sqm

1Ngan = 100 Wah or 400Sqm

1 Wah = 4 Sqm

1 Acer = 2.5 Rai

1 Hectare = 6.25 Rai

What kind of property taxes and transfer fees are there?

Transfer Fee 2%
